A new project, novel and distinctive has started up on Chagrin Boulevard in Moreland Hills, when fully developed it will be a unique living space – something not seen previously in Northeast Ohio. Moreland Commons is a 59-unit community consisting of 18 townhouses and 41 single family homes, all built around common areas in an amazing, private environment. The development is unusual in its quality and design, yet minutes to amenities from shops and highways to services and fine dining.
Adam Kaufman, Howard Hanna Real Estate Services, is the exclusive realtor on the project. “This is ideal for empty nesters, people whose children are in college or about to be,” Kaufman says. “They want to ‘right size,’ by leaving a large home and live a maintenance-free lifestyle, yet enjoy a superlative location.”
“This is just a spectacular piece of property,” he continues. “The natural beauty of the setting is second to none with ravines, woods, and the natural fall of the land. The location is just the best. You step onto the property and you’re five minutes to Chagrin Falls, five minutes to Lander Circle, five minutes to the freeway, yet standing there, there’s no noise but wind and birds. It’s the quietest piece of property and to find it in a location that’s so central, that’s almost unheard of.”
All 59 units will offer maintenance-free lifestyle as all the properties will be landscaped, with regular mowing and plowing handled. Floor plans range from 2,500 square feet to over 6,000 and can be customized to individual specifications. Single family homes range from three bedrooms with two and a half baths to a four bedroom house with four and a half baths. Townhomes will offer two/three bedrooms and three and a half baths, with various design configurations available. Many homes will have a walk-out lower level.
“The quality of construction is second to none,” Kaufman says. “The base homes include ten-foot ceilings, eight-foot solid core doors, hardwood floors, plus all natural materials from stone to stucco and plank. This is a high-end community that you might see in Florida. It’s different than anything we’ve seen here.”
The streets will be built with access to common areas, and “auto courts,” centralized parking areas placed so as not to spoil the rolling landscaping, and to allow wonderful views of the natural setting from every home. Built with walkability and accessibility in mind, residents will enjoy natural multi-purpose trails and sidewalks, as well as a pavilion/gathering area. Moreland Commons is a freestanding, open community, not a senior living complex, and so of course families with children of all ages as well as pets are welcome.
Units start at $750,000. Moreland Commons is located at 33305 Chagrin Blvd., Moreland Hills, presented by Axiom Development, Payne & Payne builders and Adam Kaufman, Howard Hanna.
